That vision drives Flatrock Motorclub, a new private motorsports community taking shape in the hills of Tennessee, aiming to redefine the car enthusiast driving experience. Located on over 900 acres just 45 minutes west of Knoxville, their $250 million development moves beyond just offering track time.
Founder and Knoxville developer Rusty Bittle conceived Flatrock as a premier destination merging high-performance driving with luxury real estate and resort-style amenities.
Bittle envisioned creating an “immersive world where automotive excellence meets unparalleled hospitality,” catering to affluent members passionate about both cars and comfort.
The club’s centerpiece naturally involves the asphalt: a demanding 3.5-mile, 23-turn road course. Flatrock enlisted the prestigious German firm Tilke Engineers and Architects, famous for designing top Formula 1 circuits like Circuit of the Americas, to craft the layout.
The track incorporates 127 feet of natural elevation changes, designed to challenge drivers of all skill levels while echoing the feel of nearby Smoky Mountains roads.
Complementing the track action, Flatrock focuses heavily on luxury off-track amenities. The club expects its highly anticipated luxury member lofts, blending contemporary design with motorsports themes, to begin opening within the next few weeks.

Construction continues on a large 28,000-square-foot clubhouse, planned as the community’s central hub with dining, a spa, and a pool deck; Flatrock targets completion for this facility by the end of 2025.
While the initial Founding Member spots filled quickly, Flatrock confirms other membership levels remain available, providing different tiers of track access, driver coaching options, and social event participation.
Looking ahead, the club also plans to add dedicated on-site vehicle storage, a boutique hotel, and an events center to the property in the coming months.
